According to data from the State Committee of Real Estate Cadastre, the highest prices for apartments in Yerevan are traditionally found in the Kentron (Center) community, with an average of 898,000 drams / 1 sq. m. (a 0.4%annual decline). Arabkir follows, with apartment buildings priced at 628.2 thousand drams / 1 sq. m. (annual decline of 1.4%). Davitashen ranks third, with prices at 481, 000 drams / 1 sq.m. (a 2.5% annual growth). The lowest housing prices in the capital are traditionally maintained in the Nubarashen community, where the average cost of a square meter of an apartment is 236.9 thousand drams / 1 sq.m., with an increase of 4.1% over the year.
In total, during the first quarter of 2025, 2,807 apartment purchase and sale transactions were completed in Yerevan, which is 8.7% higher than the previous year. Apartment transactions accounted for 64.6% of the total volume, followed by transactions with garages - 909 or 20.9% (a 2.4%annual growth), private houses - 258 or 5.9% (a 10.7%annual decline), public buildings - 183 or 4.2% (a 33.5 annual decline %), land - 153 or 3.5% (a 36.8% annual decline), a very small percentage for transactions with industrial buildings - 36 or 0.08% (a 5.9% annual growth ). In total, there were 4,346 real estate purchase and sale transactions in Yerevan, showing an annual growth of 1.2%. In the first quarter of 2025, the capital saw 1,809 real estate rental transactions, marking a 27% decrease compared to the previous year.
According to the Cadastre data, a total of 15,714 real estate transactions were completed in Yerevan during the reporting period, showing a 5.9% decrease from the previous year. This accounts for 29% of all transactions completed in the Republic.
